Landmark has developed its team of Inspectors, Schedulers and Managers who are unmatched by others in the industry.  All Landmark Inspectors are currently certified and/or licensed and complete at least twenty hours of continuing education per year.  Our Chief Inspector and Quality Assurance Administrator, Sean A. Umlauf, is one of the first inspectors to be certified by REAC (#M57119), has remained in Active Status, and just completed HUD/REAC - RAPID 4.0 certification.    Mr. Umlauf is a vetted expert witness for the Housing Quality Standards (HQS) and has most recently provided testimony for the Civil Rights Trial, McKinney vs. PHA heard by Judge Berle M. Schiller of the Eastern District of Pennsylvania Federal Court.  He is a North Carolina Licensed Home Inspector (#2670) and past president of the GulfCoast Chapter of the American Society of Home Inspectors (ASHI).  Prior to being asked to join the pilot program to become a UPCS/REAC inspector, Sean performed home inspections, FHA Inspections, construction and commercial property inspections, worked in property management, and worked as a journeyman carpenter in commercial and residential construction. Sean is a former United States Marine.  Mr. Umlauf conducts quarterly peer reviews of our inspectors through collaborative quality control reviews and a monthly samplings of inspections for independent quality control inspections. 


Landmark’s Operations and Contract Manager, Beth E. Umlauf  has years of experience working with housing authorities and agency procurement departments, multi-family housing, and public housing departments, private property owners, developers, and managers.  Mrs. Umlauf oversees the day to day operations of our Inspection Teams, interacts with industry software vendors such as HAB, Ten Mast, Yardi/Visual Homes, Happy, and others to ensure that Landmark’s State of the Art Inspection Software seamlessly integrates with management software.  She develops the proposals, conducts trainings, provides written monthly and final reports, ensures accurate and meaningful information is attached to each spreadsheet for billing invoice submittals, and handles customer service.  Beth became a Certified HQS Inspector in 2007.  Prior to becoming an inspector and LLC member, Beth was a teacher for fifteen years, including serving as a department head, team leader, and staff trainer. 


Landmark’s Inspection Teams consist groups of three to four inspectors and one scheduler/account manager (SAM).  Each team works closely with housing authorities and coordinates inspection schedules with owners/managers and residents to ensure all inspections are scheduled and conducted on time.  Our Inspectors perform inspections and issue same day inspection reports for each unit/development.  And, of course, each of our team members handles customer service with the utmost care.  Our phone customer service representatives can be reached at our toll free 24/7.
